Affordable home prices aren't always easy to find, especially in Chicago's North Shore, and even more so when housing inventory is tight. If you're someone who is in the market for a new home and affordability aims to play a big role in your search, here's a closer look at some of the most affordable North Shore suburbs near Chicago you'll want to consider. 

Evanston, IL

When you choose the suburb of Evanston, you gain easy access to area parks, locally owned shops and businesses, plus tree-lined streets and relatively more affordable housing in an urban-like setting. That’s important, because this is the first suburb you come to just to the north of Chicago, so you’re able to enjoy the best of both worlds, without paying some of the higher prices that suburbs nearby command. As one of Cook County’s largest suburbs, living in Evanston means living right on Lake Michigan, plus you have the advantage of easy access to trains, bus routes and commuter rail. There are some less expensive options for high-rise condos and courtyard apartments in Evanston, which comes in handy because this is where you’ll find the campus of Northwestern University. In the past considered even more affordable than Evanston, living in Skokie means being able to enjoy one of the area bike trails at Skokie Northshore Sculpture Park, a lot of variety in terms of eating out, plus several nearby options in terms of the arts and culture, too.

Morton Grove, IL

If you don’t want to give up being close to Downtown Chicago, major roadways, and public transportation, another great option for affordability is Morton Grove, where your budget is likely to stretch a bit further than with some of the other Chicago area suburbs. Morton Grove has neighborhood parks, a public golf course, and biking and hiking trails to get out and enjoy whenever you want, plus most of its homes tend to have been built around the mid-century mark and are single-family homes that are part of an established community.

Northbrook, IL

Some of the first homes of Northbrook also went up after WWII, making this another established community if you’re in search of good local schools, relative affordability, and easy access to the many amenities of Chicago. Close to the border of Lake County, Northbrook also sits right along the lake, so it’s a great place if you want to take advantage of nearby fishing, swimming, or sailing. This is also a good place to live in you enjoy getting outside to do some biking, walking, or running, as it’s easy to hook up with one of the major trails in this part of the North Shore. 

Glenview, IL

The Village of Glenview sits only about 15 miles to the northwest of Chicago, but this is the kind of suburb you might want to consider if you plan on owning your own home, but you also need to stick to a budget. Glenview gets an A+ from Niche.com, with high marks for its public schools, for being a good place for families, and for its diversity. Once home to a Navy base, the Glenview of today has a lot of green space to enjoy, plus area shopping and a suburban vibe, yet its close enough for those times you need to commute into Chicago.
