New Listing @ 910 S. Michigan in South Loop

Very recently, 910 S. Michigan Avenue #1201 has come onto Chicago’s real estate market and should be considered a tremendous value around the South Loop neighborhood. Unit 1201 at 910 S. Michigan Avenue is a clean, recently updated condo with 2 bedrooms, 2 bathroom plus den and a remarkable sun room overlooking Grant Park, South Michigan Avenue and gorgeous Lake Michigan. Plenty of natural light along with newly installed custom lighting in the living room provide excellent lighting throughout the condo and a wall was even removed to allow for a spacious, open concept that includes a formal dining room that’s perfect for entertaining or hosting a dinner party. Some modern and attractive modifications have

Nicholas Colagiovanni Achieves a Career Milestone!!

Baird & Warner Ted Guarnero Recently, a colleague of mine, Nicholas Colagiovanni, was named part of the Top 1000 real estate professionals in the United States for 2011. The honor recognizes individual real estate agents based on their total amount of closed transaction volume from the year prior and is a milestone that Nicholas and our entire team should be proud of. I partnered with Nicholas on numerous occasions and there’s no doubt that each experience he went above and beyond even my highest expectations. Throughout his career, he’s always worked well with other agents in our business and in my case, has really taught me a lot about how to further advance myself in such a high-paced, fast moving environment here in Chicago.

659 W. Randolph: A Sleek, Modern Vibe in the West Loop

659_w_randolph_livingThe condos at 659 W. Randolph are modern, sleek and perhaps even offer residents with some of the best city views Chicago’s West Loop can provide. The location of 659 W. Randolph, or R+D659 as it’s sometimes referred to, is just east of the 90/94 expressway, giving these condos spectacular, unobstructed views of Chicago’s Loop to the east and the majority of the West Loop from its opposite side.  659 W. Randolph #1405 in particular demonstrates these awesome city views perfectly, overlooking the Randolph and Des Plaines Street intersection and just catching a glimpse of the mesmerizing Trump Tower-Chicago off in the distance. But along with the exceptional views, the private balcony offers ample

Approved Short Sale Price @ 728 W. Jackson

Yesterday I posted a blog about a Chicago Loop loft residence at 728 W. Jackson, detailing its wide-open floor plan and terrific finishes to the updated kitchen and bathroom. This particular loft was 728 W. Jackson #616, but this week’s DEAL ALERT is also at the Haberdasher Lofts and even on the same floor! 728 W. Jackson #626 is a BANK APPROVED short sale, meaning the price has already been accepted, with 1 bedroom, 1 bathroom and separate den space. The loft also features a wide-open floor plan and every unique feature buyers expect to see in a loft property, which includes timber ceilings, exposed brick and concrete, and also the suspended duct work for an added industrial feel. The bathroom has been

Vote Ted Guarnero for “Best Agent Website"

Vote Here for the 2011 Best Chicago Real Estate WebsiteIt’s that time of year again when Chicago Agent Magazine hosts the Annual Agent’s Choice Awards and recognizes Chicago real estate agents and brokerages for all the relentless effort and hard work put into finding clients a new home, condo or loft in the greater Chicago-land region! Categories range from “Best Dressed Agent” to the “Agent Rookie of the Year” and some categories even honor brokers, lenders and developers throughout Chicago and the Chicago suburbs. The category I’m most interested in however, is the “Best Agent Website,” which specifically recognizes the real estate agent with the best INDIVIDUAL website in all of Chicagoland-city and the suburbs combined. As many of you know who follow the

728 West Jackson: Great Loft, Great Value

Loft residences in Chicago are one of the hottest property types among today’s urban homebuyers. The exposed brick, timber or concrete ceilings, and suspended duct work hanging from the ceiling often make for an attractive and spacious city home that offers great flexibility and easy living. The open space usually isn’t defined by walls that cannot be removed, and most Chicago lofts have large windows that were built into the original warehouse structure, making for phenomenal downtown views. However, it isn’t uncommon for homebuyers to have the ideal loft pictured in their head, but then soon realize that finding that perfect loft may be more challenging than they originally thought. Whether the kitchen is

Condo in Hancock Center Offers Great Value

Originally a two bedroom and converted into a one bedroom with more living space, 175 E. Delaware Pl. Unit 4715 has a tremendous amount of upside for the $315,000 list price. A corner condo with AMAZING water views facing directly south and directly east, unit 4715 at the John Hancock building was gutted only 2 years ago and has been revamped with some very luxurious features. The open kitchen showcases beautiful black granite countertops with modern stainless steel appliances and contemporary white cabinetry that accents the dark backsplash and counter color. The marble baths have been completely overhauled and neutral gray and earth-tone colors have been implemented to give homebuyers absolutely no reason to

A New Walmart in Chicago's West Loop

As reported by UrbanTurf and the Chicago Tribune yesterday, Walmart has finally opened its doors at the Presidential Towers location in Chicago’s West Loop. This smaller market version of a typical Walmart Supercenter is approximately 27,000 square feet and a little less than one quarter the size of the average Walmart store. Coincidentally, I happened to be in the West Loop yesterday morning for an appointment, so I stopped inside to see what all the fuss is about. Now, I certainly understand the “mom and pop” argument and the fear that such big box retailers can potentially endanger smaller, locally run businesses. But on the other hand, as I was in the Walmart Neighborhood Market scanning all the isles, I

AMAZING VIEWS @ 600 N. Lake Shore Dr. #3604!

Looking for a luxury, high-end unit with stunning Lake Michigan views and a balcony that will flat-out make your mouth drop? Look no further, as 600 N. Lake Shore Drive Unit 3604 offers all that and then some.  When trying to write about this 3 bedroom, 2 ½ bathroom condo in Streeterville, I actually found it somewhat difficult to find a starting point because of all the great features packed into this fantastic space. As I may have mentioned, the balcony is breathtaking. Navy Pier, Lake Michigan and parts of the Chicago skyline are all unobstructed and it’s hard to believe anyone spends any time inside with this amazing outdoor space at your personal disposal. However, it is worth mentioning that the living
