Albany Park Condominium Market

Albany Park remains one of Chicago's most affordable neighborhoods, as its northwest location fails to generate as much popularity as many of the lakefront locations within the Chicago city limits. With its boundaries between Montrose Avenue to the south, Foster Avenue to the North, Pulaski Road to the west and the Chicago River to the east, much of the real estate in Albany Park is similar to that of the surrounding neighborhoods of North Park, Budlong Woods, and Old Irving Park. Courtyard condos in Albany Park can start in the low to mid-$100,000 range, while a two- or three-bedroom flat will typically sell for around $240,000. Some smaller new construction condominiums can be found in Albany Park, but buyers can generally expect to see more gut rehab projects to ensile the rich history Albany Park possesses.

Albany Park Community Amenities

Albany Park provides an array of indoor and outdoor playgrounds for the neighborhood youth to stretch their legs and unload all that extra energy. Eugene Field Park, located at 5100 N Ridgeway Avenue, acts as an excellent child recreation center, complete with numerous community performing arts programs and organized sports options that include baseball, football, soccer, and tennis. Just down the street are several smaller outdoor parks that include Jensen Park, Ronan Park, Buckeye Playlot and the Kiwanis Playlot. The CTA Brown Line "L" begins at Kimball and Lawrence, which provides easy access to just about any north side destination in Chicago. The Kedzie and Francisco Brown Line stops are also situated on the southeast side of Albany Park, while the major CTA bus routes include the 81, which travels east and west across Lawrence Avenue, and the 82, which moves north and south down Kimball Avenue. Access to the Edens Expressway is also just a short westbound drive down Lawrence, making Albany Park a popular choice for home buyers frequently commuting to the North Shore suburbs.
