To fully understand the exceptional job Ted Guarnero did for my wife and I in selling our condo and purchasing a wonderful single family home in under two weeks a little background is necessary. My wife and I lived in a three floor walkup two bedroom condo in the Uptown neighborhood in December 2008 when we learned that my wife was pregnant. After the initial excitement wore off we began to wonder if we could start a family in the condo. We never put a serious thought into it however because of the continued negative publicity about sellers having horrible times selling their property. As the summer started my wife became more and more stressed about the size of the condo so I called my brother-in-law about what to do. To my surprise he told me that it would be no problem. No problem! I could not believe it. When I asked why it would not be a problem he said that he had a guy that would have no problem selling the condo, and not only would he sell it, he would sell it without me losing my shirt. That guy was Ted Guarnero. I called Ted shortly after talking to my brother-in-law and I immediately felt extremely confident that Ted was going to pull off the unthinkable. Ted was very personable on the phone and his confidence was clear. Ted said that he would like to come out right away to meet my wife and I and get a look at our place. A few days later Ted came out and we immediately hit it. Ted is a great people person but not in an annoying way, I would describe it as a quiet confidence. Ted walked around our place and made a few suggestions on painting and de-cluttering and he said he wanted to put it on the market right sooner rather than later. A little more background, I lived in a 18 unit courtyard complex and at this time 3 other units were already on the market and in about one week the building’s entire parapet wall was going to be rebuilt so there was about to be major construction equipment all over the place real soon. I voiced these concerns to Ted and he turned them into positives. He assured me that he would out-market the other units to reach buyers they would not and he assured me that the construction would show buyers that an issue was being addressed that they would not have to deal with in the future. Ted left and my wife and I had no doubt in our minds that Ted was going to sell our condo. Within a few hours Ted called and said to type our address into You Tube. We did and Ted had already posted a video that he made when he left our building highlighting our property and letting people know that it was about to hit the market. Ted’s excitement was enthusiastic because my wife and I painted the entire condo and de-cluttered and about a week later Ted came back with a very high tech camera and tri-pod and Ted spent a couple of hours staging our condo and taking pictures. Our place then went on the market. The photos that Ted took looked fantastic, I couldn’t even recognize our condo it looked pristine. I gave Ted a set of our keys and he said do not worry about a thing. Ted could not have been more right. A few showings later and in less than two weeks, we had an offer!! The offer then turned into a sale. In less than two weeks, with three other similar condos on the market and massive construction going on, Ted sold our condo.
Now for the sale. Just to add a little perspective to the pressure that my wife and I and Ted were under, my wife and I put an offer on a house in the suburbs before we even listed our condo so my wife and I were freaking out about possible juggling multiple mortgages and a baby on the way. Ted handled this pressure effortlessly and he always made my wife and I feel like he would take care of everything. Ted handled the back and forth of negotiating, inspection, attorney modification, and the closing. Professionally, Ted was always available no matter what time of day and he made you feel as if you were his only client. Personally, Ted is an extremely nice guy who will work tirelessly on your behalf. If you have property that you are trying to sell or purchase-Ted is your guy.
