The following information is critical for a smooth transition:
First Impressions: The impression a ‘model home’ gives us is usually the
same – we want to move right in! With organized closets, clean floors, and fluffy
pillows on the bed, who wouldn’t? For best results your home should look like
a ‘model home’.
Homeowner’s Association: If there is a Homeowner’s Association, I will need
current copy of the condo documents and budget no later than one week after
listing the property.
Showings: It is best to plan on showing your home every day. I will call with as
much advance notice as possible. Please let me know of any special instructions
i.e. dogs, alarms, etc.
Retaining an Attorney: The choice to sell your home (when to sell, how much
to sell for) will be a significant decision for you. I am here to help you get the
best price – your attorney is there to help you with legal issues. Here are some

Inspection: Per the purchase contract your buyer will perform an inspection
(generally within five business days of contract acceptance).
Walk-Thru: The purchaser has the right to schedule a walk-thru of the property
up to one hour prior to closing. Make sure the house is presentable – all items
are moved out, the garbage is cleaned up and (most important) all repairs are
made. Any of those items that are not complete will hold up the closing.
Disconnect Utilities: Be pro-active by calling the utilities (TV, phone, electric,
gas, etc.) before closing and having them disconnected on the closing date.

Contingency Dates: It is imperative that you follow through with the items that
are date-specified on your contract. If not, you will be in default of your contract
and can lose the deal.
