My Summertime "To-Do" List in Chicago

Every year when summer rolls around in Chicago, I always start to think about some of the fun-filled things I plan on doing, but never really seem to accomplish. I lived in downtown Chicago for most of my adult life and there are still a few attractions and activities that are on my to-do list.

Whether it’s because of my busy schedule working in the Chicago real estate business or that summers in Chicago are simply WAY too short, as each season comes and goes, it’s always the same old story.

So in 2012, I’m going to make a change! I’m going to FINALLY enjoy some of the awesome amenities Chicago has to offer and make a serious effort to take advantage of living in the Windy City!

In addition, I’m fairly confident that I’m not the only one who neglects some of Chicago’s top attractions, so I’d love to know what kinds of things are on your to-do list. But in the meantime, here are just a few things I plan on seeing in the summer of 2012:

1) Chicago Architecture Tour: Chicago has some of the greatest architecture in the world, and knowing that Chicago is home to the very first skyscraper, it’s about time I learn more about what makes up the breathtaking Chicago skyline we get to see each and every day. And besides that, who wouldn’t enjoy being out on the water on a warm summer day with a boat that houses a full bar? I’m checking this one off my list early!

2) Chicago Botanic Garden: I love horticulture and the various events the Chicago Botanic Garden hosts every summer are fabulous; or so I’ve heard. With 24 unbelievable gardens and 385 acres of beautiful green space, there’s absolutely no way a trip to the Chicago Botanic Garden can be disappointing.

3) Arlington Park: It’s true-I have yet to see a horse race at Arlington Park. Although I’m not a huge gambler, I have to believe that spending an afternoon outside and watching some horse racing while [hopefully] winning a few extra bucks would be a ton of fun. However, much like the Chicago Botanic Garden, it’s the nuisance of driving out to the suburbs that has kept me from such an exciting and one-of-a-kind experience.

4) Blackhawks Playoff Game: Well, thanks to the pesky Phoenix Coyotes showing our beloved hockey team an early exit from this year’s postseason, I suppose this one will have to wait until 2013. Seriously, how do you lose every home game in a Round 1 playoff series? Disgraceful.

While there’s obviously more to Chicago that I haven’t experienced than just the few items I mentioned above, these are a few quick ideas I came up with on the spot. If you have something else you’d like to recommend, be sure to let me know so I can tack it on to my ever-growing list of things to do and see in the great city of Chicago!

Navigating Chicago's HOT Rental Market

How to Secure a Downtown Chicago Apartment

The Chicago rental market is HOT! By now, this isn’t news to most people working in the real estate business or who have already moved in the last year or two. But if you’re just now facing the dreaded dilemma of having to search for a new apartment in downtown Chicago, it’s vital to be as prepared as possible if you want any chance at all in securing your first or second choice home.

I know you’re probably thinking that I’m just exaggerating and only say this because I want a fast and smooth transaction, but the reality when it comes to today’s rental market in Chicago is that you only have a VERY small window of opportunity before an apartment with hardwood floors, outdoor space, and parking included rents within 1-2 days.

I received so many phone calls about my previous two luxury rental deals in Streeterville that I had to schedule a large group-showing for each, something I ordinarily don’t do. People were so anxious to view this rental property, that I was forced to schedule the showing at 6 a.m.; also something I don’t ordinarily do for obvious reasons.

With people lining up to see all the best Chicago properties and rentals with all the greatest living amenities and interior features being snatched up so quickly, how can you ensure you’ll have success in such a crazy apartment market?

Easy! Just follow these simple steps and you’ll always be one step ahead of the rest:

1) Have your credit report ready! Landlords will always want to see your credit report before renting you an apartment. So why delay the process when you know you’ll have to present this information? Bring your credit report to the showing!

2) Either have the application already filled out or be ready to fill it out on the spot! Don’t think other people won’t be ready to move on apartment right away, so it’s imperative you have the same approach.

3) Also bring a clean copy of your driver’s license. This is also something you will have to submit to a landlord or property management company, so don’t waste time copying you identification at a later time.

4) Know the pet policy up-front. If you have a pet, then you already know many buildings in downtown Chicago often have pet policies relating to dog breed, weight, etc. Don’t waste your time and the agent’s time if you apply for an apartment and later find out your pet fails to meet the requirements of the building. This only further delays finding a rental that ultimately suites all your living needs!

5) Bring your check book. You’re going to have to spend the money on first month’s rent and the deposit anyway, so why not just get it over with? Again, this is a time-saver that can sometimes mean the difference between securing an apartment or losing out on an apartment!

Until Chicago’s rental market cools off, going the extra mile when trying to rent a place is no longer an option. If you want a great apartment in Chicago, following the above steps is mandatory. And if you don’t believe me, it won’t be long until you eventually miss out on your first-choice apartment and I’ll be right there to say “I told ya so”!

2012 Music Festivals in Chicago

Chicago's Top 5 Music Festivals in 2012

Everyone loves summertime in Chicago. I often hear remarks by people living in the city such as “Chicago is a totally different city in the summer” or “there’s nothing better than summertime in Chicago!” But what makes Chicago so great during these 4 months out of the year? Is it the one-of-a-kind beaches lining Chicago’s lakefront? Perhaps it’s the countless summer festivals many of the downtown neighborhoods host each year. Or what about the long list of concerts put on at Soldier Field, Wrigley Field, the Jay Pritzker Pavilion, and the numerous other outdoor venues scattered throughout our city?

Well for me, as a huge music fan, it is in fact all of the fabulous musical performances Chicagoans get the opportunity to experience that makes downtown Chicago a truly special place during the warm weather months each and every year. So with summer just around the corner, I thought I’d countdown the Top 5 Concerts in Chicago that all music lovers should check out in the summer of 2012:

5) Chicago Blues Festival

2012 marks the 29th year for the Chicago Blues Festival, with Grammy winner Mavis Staples headlining this year’s event. Happening June 8th through the 10th, the Chicago Blues Fest celebrates past, present, and future Blues icons, as well as the genre as a whole. Other Blues artists this year will also include Texas Johnny Brown and Floyd Taylor. Be sure to check it out for FREE at Grant Park later this year!

4) The Grant Park Music Festival

Taking place from June 13th through August 18th is the nation’s only FREE outdoor classical music series, which is performed by the Grant Park Orchestra, a local Chicago favorite. All performances will be at the Jay Pritzker Pavilion in Millennium Park and will also feature a variety of accomplished guest conductors and performers.

3) World Music Festival

Returning to Chicago on September 21st through the 27th is the 13th annual World Music Festival. Brought to you by the Chicago Department of Cultural Affairs and Special Events and the Chicago Office of Tourism and Culture, this multi-venue, eight-day music fest includes performances from musicians from all over the globe.

A wide-variety of shows will be taking place all throughout the festival, with some shows being free and other having very low-cost ticket prices. If you love hearing great tunes from all different cultures, the World Music Festival is a “can’t miss” event!

2) Chicago Jazz Festival

Believe it or not, 2012 marks the 34th year for the annual Chicago Jazz Festival. Taking place from August 30th through September 2nd, this Labor Day tradition is among one of the best music shows in all of Chicago-land. Each free performance truly celebrates the greatness of the Jazz genre and we can’t wait to see what this year’s show will bring! Check it all out in Grant Park and Millennium Park in the Chicago Loop!

1) Lollapalooza

Although it may be more popular than the younger generation, you can’t write a blog about Chicago music festivals without mentioning Lollapalooza. The 2012 version of Lollapalooza will take place from August 3rd through August 5th and feature over 130 artists from all music genres ranging from hip-hop to alternative and everything in between. The event, which has grown tremendously since its opening year in 2005, will also include tons of food from local vendors and fun for people of all ages. As always, enjoy all the music mania in Chicago’s Grant Park in downtown Chicago.

Relating Real Estate to an Image-Based Web Concept

Chicago Streeterville real estate website

Pinterest, a social photo-sharing platform, has certainly exploded onto the internet scene over the past several months, with users from all over the world “pinning” up pictures of their favorite places, products, events, and so-on. Many retail businesses now even have the little Pinterest logo next to the Facebook and Twitter logos on their marketing materials and e-mails they send out to customers, so there’s no denying it’s here to stay.

If you have an account, then you already know how Pinterest continues to draw people in by strategically organizing each pinned image within user-created pin boards, ultimately forming an attractive collage of great looking photos for fr

iends, colleagues, and other Pinterest users to see. As you pin up more and more photos, logic tells me that each person viewing your profile will spend more and more time on your personal Pinterest page in the same way they'll spend more time on a real estate website with lots of property photos, right?

There’s no doubt that most of us are much more attracted to images themselves over the words associated with those images. And since the real estate industry is one of those businesses based solely on appearance, then why not bring this exact same image-based concept into how real estate agents market property listings, neighborhoods, buildings, etc? I mean who would rather read about a downtown Chicago condo over seeing it first-hand?

Well, Real Estate Web Creation, LLC is following this exact same principle and now creating phenomenal micro-sites that are designed to be image-heavy and resemble other websites like Pinterest and Twitter Stories. As a recent article in RealtyBizNews.com states, image-based real estate websites are the new wave, so why not get a head start on this fun new marketing trend?

As for me, I’m already one step ahead and just launched a new version of StreetervilleRealEstateForSale.com. As for the design, I think you’ll recognize where the inspiration came from.

New CTA Train Tracker Options Now Available

CTA Releases New Train Tracker Amenities

The CTA is continuing to make progress towards bettering Chicago’s grossly outdated “L” system as it recently unveiled a couple new tech-savvy options riders can access in order to track where a train is located and how long it will take before arriving at your station. Unfortunately, many of us still haven’t experienced the new, highly publicized rail cars that were part of a massive $1 billion order of 706 cars. Unknown safety concerns have been the culprit behind this unexpected setback, but I can obviously understand why these issues weren’t addressed before coughing up the one billion dollars. I mean that kind of money MUST be like pocket change to a high-end outfit such as the Chicago Transit Authority, right? But to give the CTA some credit, riders have actually been able to track trains and CTA busses using smartphone technology since the beginning of 2011. However, now riders won’t even need to hassle with pulling out their phone or dealing with a slow moving internet connection your phone may or may not have. Now, the CTA is FINALLY starting to install monitors or LED screens at various bus stops and train stations throughout Chicago that will tell passengers all the timing and location information they need without using their phone at all. The screens at each stop look just as if you’re accessing the CTA Train Tracker app on your phone, but now when you walk up (or down) the stairs at the station you’re at, there will be a nice, big flat-screen available telling everyone how long it will be before the next train or bus arrives! And for all of you out there who are addicted to texting, there’s good news for you too. Along with these modern updates, the CTA is also releasing a Train Tracker text message system that allows users to text “ctatrain” along with a station code you can get via the CTA website, and the system will automatically text you back with the same information you can see on the screens I was just describing above. Personally, glancing up at a screen and literally taking 3 seconds to read how long it will take before your train arrives seems much easier than looking up a station code and texting back and forth with an automated computer system, but with the growing popularity of text messaging, I don’t doubt this additional train tracking feature will be a big hit amongst many Chicagoans. In any case, it feels good to know our local public transit system is now making a strong effort to escape outdated technology from 1976 and will finally be joining the rest of today's tech-minded society. I just hope they stop teasing us about new and exciting improvements, like they've done with the rail cars, and simply wait to make an announcement until we know it will actually start benefiting us right away. Check out homes for sale and rent near CTA stops in Chicago

New Union Station & Streeterville High-Rise in the Works?

Chicago’s housing market may still be muddled, but that hasn’t stopped new and exciting development plans from surfacing that will impact the Chicago West Loop real estate market. In case you missed it, the Chicago Architecture Blog recently highlighted expansion plans that would accommodate approximately 40% more trains Metra plans to run over the next 30 years. According to the Chicago Architecture Blog post, Chicago’s Union Station handles roughly 120,000 passengers a day, which ranges from long distance Amtrak and Metra patrons to local and regional commuters. Because Union Station is the only historic train station still operating in Chicago, it’s important for the city to maintain its longevity, while still being able to balance the increased train usage we see today and in future years to come. Amazing as it may seem, Union Station is still Chicago’s ONLY intercity rail terminal, as well as the main terminal used for commuter trains coming and going from the Chicago suburbs. While the long-term plan includes new CTA subway lines under Canal and Clinton Streets and two jaw-dropping skyscrapers on South Canal Street, the shorter term goals are to improve the street traffic flow to the already existing structure that will allow for construction to begin on some of the other major components to the plan. If you haven’t already read the post in full, I definitely urge you to check it out, as it details nearly every aspect of the plan in full.

In addition, the Chicago Architecture Blog also recently covered the revised plans to 410 East Grand Street in a separate post, which seems to have many Streeterville residents pleasantly optimistic. Changes to this proposed idea include a residential tower that is taller and thinner than the old proposal and the 10-story building that was slated for 87 homes for low-income qualifiers has been done away with and replaced with a smaller, unobtrusive office structure. If approved and construction moves forward, the new residential tower will have 45 stories and a sleek, blue-glass façade, which should blend in nicely with the Streeterville landscape. To read this post in full-detail, check it out here.

800 S. Wells #501 Price Hike After Short Sale

It’s not unusual for a downtown Chicago condo that just came onto the real estate market to catch my eye or grab my attention in some way. Usually, it’s either an upscale residence in the prominent Gold Coast neighborhood or a terrific deal in the neighborhood I happen to live in, which is Streeterville. Today was a little different, however. As I was scanning through the MLS, I noticed 800 S. Wells #501 was just put back on the market with a list price of $250,000. If you’re not familiar with the listing or the location, this particular condo is in the River City building in Chicago’s South Loop neighborhood. I’ll be the first to admit that the finishes in unit #501, which include granite countertops, beautiful cherry cabinets, stainless steel kitchen appliances, and fabulous Brazilian hardwood floors, are very tastefully done and at first glance, the $250,000 asking price seems like a reasonable deal. But what the current listing for 800 S. Wells #501 fails to tell potential buyers is that this condo was actually on the market roughly 6 months ago with many of the same features and listed at only $140,000. In fact, 800 S. Wells #501 was not only on the market recently, but closed at a price of $130,000 right around November 4th.

Now of course the space and square footage in this South Loop Condominium is the same as before, the number of bedrooms and bathrooms certainly hasn’t changed, and even the upgraded cherry cabinets were already installed at this time. Granted, I’m not the smartest guy in the world, but if my calculations are correct, there’s now a $110,000 difference in price for some hardwood floors and nice looking appliances? That must be some high quality wood they’re using over there at River City. And I could be mistaken, but I’m almost sure even the hardwood floors and appliances were also installed prior to the closing in November! However, to be fair, when this condo sold for only $130,000, it did close as a short sale and the buyer likely paid cash. But given the history at River City, the condition of the building, and so on, most lenders will not provide traditional financing for condos in River City.

So in other words, the flipper trying to profit $120,000 off 800 S. Wells #501 will also have to find another cash buyer who’s willing to pay a quarter of a million dollars at River City, when dozens of other units can be bought $100,000 cheaper and provide the opportunity for personalized customization. Although it may be hard for me to pass on an already rehabbed condo, and the inconvenience of having new appliances delivered and installed while I’m relaxing comfortably on my couch might be a hassle, I think I’d rather opt for the $100,000 savings if I’m a homebuyer looking in Chicago.

Moral of the story: Trying to profit $100,000 on nothing more than a short sale really isn’t the best idea when the real estate market has yet to recover from an on-going collapse. In addition, I also think River City is a great building and has tremendous value for most of the units on the Chicago real estate market-but not when listed in this manner.

Check out the 2 bedroom/ 2 bathroom condos listed at 800 S. Wells Street below. You'll see that the average sales price really isn't near $250,000 and is actually driven up considerablly by unit #1301.

4953 N. St. Louis Units 1 & 2: Let's Compare

4953 N. St. Louis in Chicago’s Albany Park neighborhood is a charming brick condo building with exceptional character and desirable modern upgrades. For those not as familiar with Albany Park, this section of St. Louis Avenue is a quiet, tree-lined street that dead-ends at the Chicago River to the north and runs through Lawrence Avenue to the south. Even better, if you’re a Chicago homebuyer needing nearby public transportation, the Kimball Brown Line Stop is only a short walk away, with the CTA 81 bus route conveniently running alongside Lawrence Avenue. If any of this information sounds even the slightest bit intriguing, keep reading; it gets MUCH better. Below, I’ve posted pictures of 2 different condos at 4953 N. St. Louis Avenue, each with similar upgrades and interior features. I want all my readers to study each set of pictures carefully and at the bottom of this post, I’ll reveal all the specific details for each condo and the listing price for each. In the end, I think you’ll be quite surprised at what you see.
